Pengalaman beli rumah yang terbengkalai

Aku pasti ramai di antara kita ni yang pernah jadi mangsa beli rumah dan rumah tu dengan x disangka2 ada masalah. TERBENGKALAI. Menakutkan betul perkataan terbengkalai ni kan. Aku jugak x terkecuali. Rumah pertama yg aku beli dgn excitednya (yelah kata first house mestilah excited) tiba2 jadi projek bermasalah. Rumah tu terletak kt Dengkil. Developer Lembah Kerjaya Sdn Bhd. Dah bungkus pon kompeni ni. Kat sini aku nk cerita macamana nk reduce kerugian kita berdasarkan pengalaman aku la... Kalau korang nak tambah silakan...

Tahun pertama beli (2004) byr interest shj waktu ni interest mahal BLR++ = 7%. Bayar sebanyak rm100 sebulan kot aku pon x ingat sebab dah lama. Loan rumah daripada CIMB berjumlah 148k termasuk MRTA. Masuk tahun kedua interest naik ikut peratus loan disburse kepada pemaju. Masuk thn ke-3 dah bayar rm600 sebulan. Genap 3 tahun daripada tarikh S&P makanya ikut perjanjian pembeli kena byr full amount loan walaupon projek belum siap. Dalam kes aku rm912 sebulan. Loan baru disburse 107k. Projek dah sangkut. Huh masak nye nk byr rm912 sebulan. Tapi sebab tanak nama kena blacklist aku bayar jugak.

Pastu aku dpt tau kita boleh minta bank reduce rate interest ikut rate semasa. So aku pon tulis surat kt bank. Mintak revise interest rate. Lama berjanggut jugak tunggu. At last dpt rate baru BLR-1.5. Tapi lock-in period start kira balik 5 thn drpd tarikh interest rate baru. Dpt kurang rm100. Bayar rm812 je sebulan. Lega sikitla.

Tak lama tu aku dpt tau utk projek yg bermasalah/terbengkalai, boleh minta tanak bayar interest. Byr principal shj. Kena mohon surat pengesahan daripada KPKT (Kementerian Perumahan & Kerajaan Tempatan) yg mengatakan projek tu terbengkalai/bermasalah). Dengan cargasnya aku pegi apply surat tu kt KPKT & buat surat juga utk CIMB juga mohon nak bayar principal shj disertakan surat sokongan daripada KPKT. Settle semua tu, lepas 4 bulan baru dpt jawapan. Aku kena bayar rm312 shj berkuatkuasa September 2009 dengan syarat projek masih belum siap & tiada lagi rm yg di disbursekan oleh pihak bank.

Bestnya... rm500 dpt jimat... tapi setahun je CIMB bagi. Lepas tu kena reapply balik (kalau projek still belum siapla). Baru2 ni pulak, ada ura2 pemaju baru nak amik alih projek ni. Pastu minta pembeli sume benarkan bank masing2 disburse 5% drpd loan untuk teruskan projek. Adoiii... baru nk lega... nampak gaya x jadi lega... tapi kalau projek ni cepat siap pon bagus gak... huhuhu... Itula serba sedikit pengalaman aku dengan rumah yg bermasalah ni. Tapi aku think positive la... kalau x kerana rumah ni bermasalah mungkin aku x terjebak dengan bisnes lelongan hartanah yg menarik ni kan :) (haha saje sedapkan hati...)

Untuk mereka-mereka yang 'terkena' macam aku ni mungkin boleh apply salah satu daripada cara-cara kt atas ni untuk ringankan bebanan bayaran bulanan tu. Kalau nak draf surat-surat permohonan tu pon aku boleh emelkan. Takde hal. Kalau ada cara yang lebih baik, silakan berkongsi di sini... :)

Baru-baru ni jugak aku baru tau yg kite boleh buat pengeluaran beli rumah ke-2 di KWSP kalau projek rumah pertama bermasalah/terbengkalai selain drpd kita jual rumah pertama tu asalkan ada bukti yg mengatakan rumah tu bermasalah/terbengkalai. So permohonan aku & asben dah pon lulus. Dah dpt jumlah lumpsum yg agak byk jugakla bagi kami... (lepasla buat modal jadi ejen emas Pokli...hehehe)

Sedang mencari2 idea jugak ni nk buat investment apa pulak lepas ni... any idea???
