Nilai Hartanah Mewah Dijangka Stabil Tahun Depan

KUALA LUMPUR, 4 April (Bernama) — Nilai hartanah mewah yang mengalami penurunan sebanyak lima hingga 15 peratus berikutan kelembapan ekonomi semasa, mungkin stabil apabila ekonomi pulih tahun depan, demikian menurut peserta industri.

“Harga hartanah mewah akan kembali baik tahun depan, apabila keadaan ekonomi kembali pulih. Kami menjangka ia akan sama ada stabil atau tidak berubah. Ia tidak akan turun lagi tetapi meningkat secara perlahan-lahan,” kata Ho Chin Soon daripada Ho Chin Soon Research Sdn Bhd pada forum Pelaburan Hartanah 2009 anjuran The Edge di sini, Sabtu.

Beliau berkata walaupun dalam keadaan ekonomi semasa, beberapa hartanah mewah tetap mendapat harga yang baik, dengan memberi contoh di kawasan KLCC yang naik sehingga lebih 15 peratus.

Ho berkata walaupun permintaan keseluruhan untuk hartanah mewah menurun, keadaan dijangka pulih sendiri.

“Banyak pemaju menangguhkan pelancaran mereka, supaya kurang penawaran dan selepas tempoh tertentu, keadaan permintaan dan penawaran akan memperbetulkan kedudukannya dengan sendiri,” katanya.

Menurut Ho, pemaju akan biasanya menukar susun atur mereka semasa kelembapan ekonomi bagi menawarkan lebih banyak hartanah mewah bagi memastikan operasi mereka berjalan.

Hasilnya, permintaan bagi hartanah kos rendah dan pertengahan kekal stabil walaupun keadaan ekonomi semasa, katanya.

Ho berkata penurunan kadar faedah baru-baru ini oleh Bank Negara Malaysia dijangka merangsang permintaan terhadap hartanah, terutamanya hartanah kos rendah.

“Semasa keadaan seperti ini, beberapa pemaju menukar susun atur mereka kepada lebih banyak hartanah kos rendah. Bila keadaan stabil, mereka kembali kepada hartanah mewah bagi memenuhi permintaan hartanah sedemikian,” katanya.

Bagi hartanah kos rendah, Ho berkata: “Daripada Oktober tahun lepas hingga bulan lepas, kita tidak melihat aliran menurun. Permintaan masih kukuh.”

Update Casa Subang & Bukit OUG

Sebelum tu aku nak cerita dulu klien aku Mr S & Mr F dah menang auction minggu lepas... tahniah pada mereka... cargass betul... maaf aku x dapat datang waktu auction sebab ada hal... Tapi bagi otai2 mcm mereka ni... aku x dtg pon xde hal... sebab diorang ni dah biasa sgt masuk auction... hahaha... Biasanya aku akan turun auction sekali sbg wakil atau temankan klien2 yg first time masuk auction dan x biasa lagi dengan prosedur2 auction untuk membantu mereka mana yg perlu... dan atas permintaan klien aku akan cuba sedaya upaya utk turun pd hari auction...

Untuk kondo di Bukit OUG, sekarang dalam proses terakhir la... mungkin loan dah disburse pon... dan alhamdulillah paling melegakan penalty interest selama 5 bulan telah di wave kan... Mungkin sebab aku beli rumah drpd Ambank dan buat loan dgn Ambank jugak... tambahan pulak officer yg incharge bahagian disburse tu sedara yg agak rapat jugak... mungkin sebab tu la kot... aku agak2 je ni... ntah betul tidak... Plan aku lepas dokumen siap nk buat pengeluaran bulanan EPF utk bayar loan rumah ni... bolehla duit sewa tu top up ke ASB terus... tambah saving :)

Casa Subang pulak... aiyoooo x abis lagi aku menyirap dgn developer dia ni... lawyer pelelong CIMB pon boleh tahan lembab... semua Mrs Junny kena tolong ajarkan... tenant pulak boleh tahan auta nye... sewa Mac setengah bulan tak bayo lagi... kata nk bayar sekali dgn April pulak... isk ikutkan hati mau je halau tapi sabo... sabo... pasal tenant ni sorang je yg sanggup sewa tanpa access card... agak2 deposit dah habis aku terpaksa la cari tenant lain jugak... tapi susah la... sape nk masuk umah xde access card, kena parking luar kan? Aku nk report kat Kementerian Perumahan dan Kerajaan Tempatan pasal developer ni... ada siapa2 yg ade contact person? Senang sikit kalau ade contact person senang nk follow up...

Aku juga dah sign offer letter baru utk top up OD di RHB... dpt rate BLR - 1... aku malas nk mintak CIMB sebab branch CIMB jauh drpd ofis aku ni... Utk rate lama BLR + 0 aku dah tulis surat untuk mintak rendahkan rate tu ikut rate semasa tapi masih belum dpt jwp... biasalan lembsss :D

More properties under receivership this year

PETALING JAYA: Auctioneers are seeing an increasing trend of properties under receivership this year, as more owners are expected to have financial difficulty amid the continuing global financial crisis.

They said the overall supply of auction properties in the last few months had already risen by 10% to 20% compared with normal times.

Property Auction House Sdn Bhd general manager Danny Loh said medium and low-cost houses were hit the hardest.

“The number of (auction) cases for medium-cost apartments costing RM50,000 to RM150,000 has risen by 15%, while for high-end condominiums it is up by 10%. For offices the figure is up by 20%,” he told StarBiz.

He said landed properties had the smallest increase of 5% and they were saleable.

Loh handles about 100 auctioning cases per month in the Klang Valley.

He estimated the number of bidders had also dropped by 30% because banks were more stringent on financing and buyers were careful about buying big-ticket items.

He said about 60% of bidders were investors, while the remaining were buying for their own use. Both categories were equally split during normal times.

Another auctioneer told StarBiz that her company’s auctioning activities had risen from about five cases a month before the economic crisis to between five and 10 cases now.

She said properties under auction were usually priced 20% below the market value.

In the auctioning process, bidders are required to deposit 5% or 10% of the property value. In the first auction, the property price is based on the current market value. Subsequently, the price will be reduced by 10%, and another 10% in the third auction. She said the current trend was that bidders wait for the third auction.

Successful bidders would have 120 days to settle the difference between the deposit and the final price.

J. Thilagamraj Auctioneers Sdn Bhd legal manager Nithiyawathi Subramanium, who saw a 20% jump in properties under receivership over the last two months, said demand for auction properties remained the same.

She said most of the buyers were investors, particularly real estate agencies.

“They buy for investment,” she said, pointing out that agencies would recondition purchased properties for resale or rental.

She observed that more properties in Petaling jaya, Rawang and Shah Alam were coming into the auctioning market.

Saingan sengit untuk FC, Ampang dan cerita ulat

Kelmarin (4 April 2009) aku & klien aku Ady serta wife & baby pegi auction di Hotel Equatorial Jln Sultan Ismail kalau x silap... aku tumpang kete dia je... hehehe maklumla buta jalan. Pegi sekali kan senang... boleh kenal2... bincang2 strategi... Dalam kol 10am kitorang dah sampai sana... Boleh tahan jugak ramai orang yang datang... makin gawat ni... makin ramai org beli rumah... dan yg paling aku bangga... bilangan orang Melayu pon boleh tahan ramai jugakla... dolu2 kan orang kata auction rumah ni biasanya paling ramai kaum tu la kan... paham2 jelah...

Siapa kata gawat kena simpan duit byk2... ramai jugak yg beli rumah... time ni sememangnye masa yg paling sesuai utk beli rumah... dgn BLR yg rendah gile... mmg cun lah org kata kan... anyway sendiri punye duit... sendiri punya pilihan la kan... aku hanya bagi salah satu pilihan saje... org bijak pandai kata... diversify... jgn letak telur dlm satu bakul je... so pandai2 la pilih pelaburan2 yg ok...

Sedang kitorang tunggu 10.30am lepas habis register tu kan... duduk2 la situ minum2... Ady nak bid FC Ampang untuk duduk sendiri... Tapi ramai le yg masuk... so tawakkal jelah kan... Tiba2 ade sorang lelaki berbangsa Tiong Hua (aku namakan A) dtg kat aku... tanya aku... masuk FC ke? Aku pon jwbla ha aa... dgn tulusnye...hahaha dia kata dia pon nk masuk FC... buat apa kite nk lawan... bla bla bla... kite settle luar jelah bla bla bla... Aku kata kt dia masalahnye bukan kite dua je yg masuk FC, ramai lagi... so dia pon blah...

Tak lama tu dia dtg balik, kata dia da jumpa lagi sorang nk bid FC. Org tu (aku namakan B) sanggup bagi rm1k kalau aku tarik diri. So aku pon tanyala klien aku. Discuss2 kami amik keputusan lawan tetap lawan sbb diorang mintak lebih 1k drpd klien aku pasal klien aku nk jugak rumah tu... Lepas tu aku tengok si A tu baru nk register...huh apa cerite dia ni? Ulat ke?

So masukla dalam dewan, A dgn B duduk dekat je dgn kitorang... A masih x putus asa... dtg duduk sebelah Ady... ayat2 dia...huh desperate gile... dia setuju kalau Ady nk bagi sorang rm1k... so Ady tanya aku... aku kata ok je kalau Ady boleh dpt RP... bila Ady kata ok... barulah si A tu berenti mengayat...

Tiba giliran FC, tengok2 ade 6 org bidder... fuh... aku dah agak dah... mmg lebih drpd 3... saingan punyelah sengit dan mendebarkan... at last klien aku menang @135k. RP 117k. Takpe. Ady kata still dalam bajet & nampak diorang happy sangat menang rumah tu (maklumla untuk duduk sendiri...) Rumah tu kosong tapi biasala kan rumah tinggal... adalah benda2 nk kena baiki... hopefully x bykla...

Tahniah Ady & wife! Juga kt baby yg comel tu... Thanks jugak sebab susah2 hantar aku balik sampai depan rumah... hehehe... Balik tu x nampak dah bayang si A... frust la tu x dpt rm1k... huhuhu... Ini mcm punye org pon ade ke...
