Real Estate Wealth Mastery by Milan Doshi - Day 2 and 3

Pada hari ke-2 seminar, saya lewat :)
Semuanya gara-gara menyiapkan kerja rumah yang diberikan oleh Milan pada hari pertama seminar -  Vision Board. Tapi vision board saya tak cantikla... saya tak menang pon... huhuhu nak letak kat sini lagila malu.... hahahaha.... ada sesiapa yang nak tengok ke? Kalau nak tengok kena datang rumah ye! hehehehe....

Milan Doshi memulakan hari ke-2 dan ke-3 dengan strategi yang beliau gunakan untuk membeli dan menjual rumah, membuat pinjaman bank dengan kadar maksimum, cukai dll. Ada juga aktiviti menarik secara berkumpulan seperti membuat survey di kawasan kedai sekitar Midvalley dan pertandingan membeli rumah.

Antara isi-isi menarik seminar yang saya dapat kongsikan di sini :

1. Beli hartanah < rm250k setiap kali dikurniakan cahaya mata.

2. Beli  dan jual hartanah (flipping) sekali dalam 2 tahun.

3. Beli hartanah daripada pemaju dan jual setelah siap 3 tahun sekali.

4. Beli hartanah No Money Down, 2 tahun sekali.

5. Jika anda mempunyai banyak hartanah kediaman (cth:10), jual sebahagiannya dan dapatkan hartanah komersil.

6. Hartanah komersil - kenaikan sewa dan harga yang jauh lebih pantas daripada hartanah kediaman.

7. Periksa jumlah kelayakan pinjaman hartanah anda setiap 6 bulan.

8. Saham REIT berisiko rendah dan lebih sesuai untuk pelabur berumur 45 tahun dan ke atas.

9. Ini kerana untuk pelabur yang berumur bawah 45 tahun lebih sesuai membuat pelaburan hartanah atau lain-lain pelaburan yang lebih berisiko daripada saham REIT. High risk = high return :)

10.Berkawanlah dengan ejen hartanah, peguam dan pegawai bank. Bina hubungan yang baik dengan mereka dan mereka akan membantu anda memudahkan urusan anda dalam pelaburan hartanah.

Hmmm dah 10 isi dah.... tulis banyak-banyak pon tak guna kalau amalkan ye dak kawan-kawan.... jadi sama-samalah kita berilmu dan beramal ye.... harap bermanafaat untuk semua :)

Oh ye! Saya juga dapat ramai kenalan baru di seminar. Salah seorang daripadanya ialah penulis buku terkenal - Ain Maisarah... kalau nak tau Ain Maisarah ni menang top 5 dalam pertandingan vision board. Vision board Ain Maisarah memang cantik dan kemas. Anywaynice to meet u Ain ;)

Buy 1 property worth more than 250k once a new child is born
Not easily can be done, when you got a new born, you already got a new burden to support. So, how can you get extra income to buy a new property?

Buy and sell one property twice a year
Can be done.

Buy property from developer and sell, 3 years once
What is the different between #2?

Buy property with no money down, twice a year
What is the different between #2 and #3?

If you own more than 10 properties, sell certain units to get a commercial unit
Can be done.

Commercial unit rental is higher and appreciate than residential unit.

Check you availability of property loan every 6 months
How to check? Usually banker will need your booking slip to proceed the loan. No slip, will not guaranteed you a loan.

REITs is suitable for age 45 and above
Agreed.

Befriend with realtor, lawyer and banker. It will ease your work on investing in property.
Agreed.

95% of millionaires earn their 1st million on their income, not investment.
Not really sure, does any market research did this?

Young generation should look for higher income before starting an investment. Age within 30-35, should get around 6K-8K. If it is not within the range, try to get part time to achieve this level.
Agreed.

Change your work and relocate your house every 3 years, aim for salary increament, experience and network. Do not stay too confort in one area.

If you got a change to work in oversea, do not let go, Oversea income 1 year equal to local 4 years.

Improve your networking = net worth
Warren Buffett, do not have a great networking but he become the most successful investor in this decade.

Have a vision board in clear with picture of house, car, vacation and things that you dreamed of.
Good vision, but i think, it is very materialistic.

If you need an advise from lawyer, realtor, guru. Try ask them for dinner/lunch to seek for free advise.

For native, invest full in ASB.

If your net worth is 500k, get a car only with 50k
