Arghh delay lagiii...

Hari ni mcm hari-hari yang biasa jugak sibuk follow up dengan lawyer, banker etc... Untuk Casa Subang, semalam ada valuer call daripada Henry Butcher. Dia kata nk buat valuation & nak tengok dalam rumah. Dia nak mintak aku kunci la or pegi sama2 tengok rumah dengan dia. Selagi dia x buat valuation, bank takleh disburse duit... oo itu mcm ka... aku mana la ada kunci... kan developer kerek tu x bagi lagi. So aku suh dia tinggalkan no telefon nanti kalau aku dah dpt kunci aku call dia balik.

Lawyer aku dah dptkan surat drpd lawyer bank pelelong yg mengatakan kami ialah pemilik baru unit tu. So tugas aku sekarang utk bwk surat tu ke developer dan campak ke muka mereka... hahaha xdela bwk pastu claim nk kunci & access card la... kalau diorang tak bagi gak lawyer aku suh diorang call lawyer aku... gitu le ceritenya tapi aku mcm x yakin je dengan surat ni... aku pon fax le ke developer semalam. Aku nk diorang tengok dulu surat ni baru aku pegi sana... Karang susah2 aku pegi sana diorang x terima lagi aku hangin satu badan...

Malangnya, drpd semalam aku x dpt ckp dgn developer nye person in charge... eii geramnye. Hari ni call dia cuti pulak. Eiii geramnye lagiii. Aku terpaksa tunggu hari isnin. Dahla xde org lain boleh ganti dia kt situ... eiii bertambah geram aku... sabo... sabo... hahaha...

Untuk rumah klien aku, flat Segar Ria tu pulak yang aku menang hari tu, utk pengetahuan korang klien aku keje kt Indonesia, dia transfer je duit kt aku & akulah yg uruskan daripada pilih rumah, buat bank draf, pegi bid, lantik lawyer & applykan loan. Apply loan via emel je canggih x canggih zaman sekarang ni. Drpd Indon pon boleh apply loan. Mudah dan pantas. Cuma aku x pegi tengok rumah tu je. Sebab rumah tu jauh sket drpd rumah aku. Kalau dekat bolehla aku tengok2 kan... Tapi dia x kisah dia suruh aku proceed je walaupon aku x dpt tengok rumah tu. Alhamdulillah dia dah suruh kwn dia tengok lepas menang bid... rumah tu kosong. So legala kan... Isnin depan 24/11 dia akan balik daripada Indonesia utk sign offer letter drpd bank dan loan agreement drpd lawyer. Aku dah kautim dgn lawyer supaya dia boleh sign dua2 tu dlm masa seminggu. So dia kena cuti seminggu la... Senang sikit xdela dia nak kena balik 2 kali utk sign benda2 ni kan... jauh tu kt Indon...

Aku ada jugak tengok senarai rumah lelong dalam masa terdekat ni... menarik jugak... cuma aku dah kering & takut loan x lepas. Rumah Cemara yang aku refinance tu still stuck kt Pejabat Tanah. Aku suruh lawyer follow up kt Pej Tanah. Ini jwp dia : " Saya x beranila awak sebab orang yang jaga bahagian strata tu garangggg " Aduh! sakit segala sendi aku dengar jawapan dia ni... Orang gomen mmg garang2 ke??? Patut ke garang2 ni?? Adoiiiii

So ade 2 org nye besday la... anak putra dgn anak sepupu ijam. Aiseh wa bwk satu hadiah je... nk buat camno... x sound awal2 putra...hehehe...

Enjoy jugak la buat besday party kt McDonalds ni specially untuk budak2... mmg happy sgtla diorang kan pasal ade mainan lagi kt McD tu. Bolehla main sekali... Dalam 2 jam gakle lepak kt situ pastu balik la apa lagi... dpt goodies gak... thanks a lot to putra and aisya ye... lain kali jemputla lagik... kami tak tolak punya.... hahaha...

Sign loan agreement...

Alhamdulillah malam tadi aku dah sign Letter Offer (LO) from CIMB berkenaan dgn loan rumah di Casa Subang. Officer CIMB tu dtg jumpa aku dgn ijam kt area rumah kitorang. Dapat set tuppaware sbb amik MRTA dgn diorang. hehehe... jadi le kan... aku amik MRTA 10 tahun je memandangkan rumah ni jv dgn faris, so mestilah mau jual cepat2 supaya cepat dpt untung... hehehe

Sepatutnya minggu lepas lagi aku dah sign LO ni tapi ada sedikit kesilapan dalam LO di mana dia tulis MRTA tu 30 tahun pastu atas nama ijam je. So mcm x fair pulak. So terpaksa aku call dia mintak tukar 10 tahun dan letak 2 nama utk MRTA. Kira 50-50 la. Lebih adil bagi kitorang.

Untuk loan rumah ni aku amik islamic loan BFR-1.95 with free moving cost maknanya semua yuran peguam akan dibayar oleh bank. Tapi untuk peguam tukar nama rumah mestilah owner jugak yang bayar. Aku dgn faris decide nk amik Junny sebagai peguam. Jap lagi aku akan call Junny untuk bincang pasal ni. Hopefully benda ni settle cepat & aku akan suruh Junny try mintak kebenaran untuk dpt access card masuk rumah ASAP.

Actually dah ade orang pon tanya pasal rumah tu untuk disewa malangnye access card x dpt lagi kan so x lehla bagi org sewa lagi... Kitorang hanya ade masa 90 hari je drpd tarikh lelong. Rasa memang x sempat la tapi peguam boleh tulis surat mintak extension.

Untuk rumah aku yg Bukit OUG tu pon blom siap lagi tapi peguam aku dah mintak extension. Expired 1/11/08 ari tu. Dpt extension lagi 3 bulan kalau x silap. So senang jugakla hati aku ni kan sebab dpt peguam yg alert & buat keje. Rasanya ade kena bayar penalti tapi x byk. Aku x pernah lagi kena penalti ni sbb rumah sebelum ni siap on time. Kira pengalaman pertama la ni. Tapi aku x kisah sgt pasal penalti ni pasal duit sewa bulan2 pon dah start masuk. Boleh jugak cover benda2 mcm ni. Kalau ada sesiapa yg pernah kena penalti ni boleh jugak share kt sini ye. Sharing is caring maa ;)
